§ 9-15. Common open space within certain major subdivisions.

  • Where a subdivision exceeds fifty (50) lots, or will be part of a larger development which at the time of the proposed subdivision or in the future will consist of more than fifty (50) lots, the subdivider shall provide common open space. The subdivider shall not be required to provide more than ten (10) percent of the gross acreage currently under consideration for subdivision as common open space, but may provide more. Such common open space shall be for the purpose of providing parks, playgrounds, sports play fields, recreation areas, picnic areas, natural areas and the like. Areas provided for streets and utility and stormwater management facilities shall be in addition to the ten (10) percent limitation of this section regardless of whether the same are publicly owned. Such common open space is not excluded from gross acreage for net acreage calculations. The amount, configuration and location of common open space required shall be determined by the Gloucester County Planning Department based upon neighborhood and design needs, and upon the recommendation of the Gloucester County Department of Parks, Recreation and Tourism as to the amount and type of recreation areas required by the particular subdivision or the larger development, if applicable.
