§ 9-3.1. Temporary offices.

  • Manufactured homes, trailers, and portable buildings may be used as temporary offices, including churches, or in conjunction with temporary special events such as golf tournaments or music festivals, in any zoning district upon issuance of a zoning permit by the zoning administrator, subject to the following considerations:

    (1)

    The location of a temporary building or structure shall be necessary for use as a business office during the planning and construction of any commercial structure or structures or for the sale or rental of on-site property by a developer.

    (2)

    The temporary building or structure shall not be used for residential purposes.

    (3)

    A minimum area of five thousand (5,000) square feet shall be provided for each structure.

    (4)

    The structure shall not be placed closer than fifteen (15) feet to any lot line.

    (5)

    The sanitary facilities shall conform to county and state health regulations.

    (6)

    The electrical connections shall meet the requirements of the uniform statewide building code.

    (7)

    The temporary office shall be used for a period not to exceed one (1) year; provided that:

    The one-year time period may be extended by written request to the zoning administrator showing reasonable cause.

    (9)

    The temporary office shall be removed from the site within sixty (60) days after the completion of construction. The applicant shall post a letter of credit or cash escrow in the amount of one thousand five hundred dollars ($1,500.00) per temporary structure, not to exceed seven thousand five hundred dollars ($7,500.00) per construction project, to guarantee the removal of such temporary structure.
